Beyond Dollars and Cents
Competent, experienced real estate brokers provide their clients with the best possible chance of finding or selling their home on their terms. This was certainly the case for first-time buyer Tamara, who had this to say about her experience of securing a property with the help of a real estate broker.
“Our broker Tommy was a tremendous help throughout the whole process. For example, he took care of all the complicated paperwork that inevitably comes with real estate transactions.”
Tommy is a real estate broker in the Greater Montreal Area, a member of the Quebec Professional Association of Real Estate Brokers (QPAREB). His professionalism and eye for detail made a strong impression on Tamara, who feels that using a real estate broker is simply good common sense.
“I was really glad he was there, because he made sure that all of the legal stuff was done properly. I’m so busy that this was something that would have been just about impossible for me to do.”
Tamara was also struck by how much Tommy helped to bring the right kind of properties her way.
“This was a real bonus for us. As buyers we were able to work with resources showing listings that would have been impossible to access if we had handled the transaction ourselves.”
While the purely practical side of what her broker had to offer was obviously a real advantage for Tamara, the added value Tommy brought went beyond facts and figures.
“Tommy has real charisma. Everyone loves him right away. He managed to persuade the seller to take our offer, even though it wasn’t the highest. He convinced her that we were the right buyers because we felt so strongly that the condo was perfect for us. I don’t know exactly what he said, but it sure worked.”
As Tamara describes it, she had already visited a number of properties that were very close to what she wanted, but that when she saw this condo, she knew it was “the one.”
“Straight away I knew that I wanted this beautiful home. The problem was, we were in a multiple offer battle with three other buyers. This is where Tommy’s help really counted. He did everything he could to make sure we got the condo. With multiple offers the price usually goes over asking, but he knew that we didn’t have much wiggle room financially speaking.”
His strategy was insightful and showed a real understanding of the often emotional nature of the real estate market.
“Tommy told us that he always presents offers to the home owner personally because it gives him the opportunity to speak from the heart and show why his clients are the right fit for the home. For him, selling a property isn’t just about numbers. Working with Tommy, you really get the sense that he loves to create deals that make everyone as happy as possible. He obviously loves his job and I think that’s one of the reasons he’s so successful.
“I mean, look at what he did for us! We were third highest out of four offers, but because he presented our offer with such a positive attitude he managed to really connect with the seller. As a result, she decided to go with her heart and sell us the home. It just shows that money doesn’t always beat emotions and human connections.”
For Tamara, Tommy’s enthusiasm and expertise ensured a worry-free process.
“He explained everything to us at every stage and we always felt very much in control. If somebody were to ask me if it’s worth having a broker, I would absolutely say yes. There is so much to take care of and learn, so much paperwork. Everything is easy with a broker and just things like Tommy telling us not to worry and assuring us that everything was going to be O.K. made everything a lot less stressful. I can’t imagine doing everything he did while also having to take care of everything I already need to do in my daily life. Just replying to all the calls alone would have been impossible.”
Tamara notes that drive, dedication and enthusiasm for the work is what makes a good broker such a useful ally.
“It truly takes someone who is 100% dedicated to their job, positive-minded and hardworking to pull this off. He put everything he could into helping us, showing us as many properties as we wanted, and then really clinching the deal when he saw that this condo was right for us.”
So, just how effective was Tommy’s contribution?
“We saw the condo on Saturday, and by Tuesday it was ours. We really love our new home. Basically, everything turned out perfectly.”
